Platinum-What we do.

Flat Fee Direct "Platinum"..Also know as our “paperwork/processing plan”. This product is for the home seller that was not listed with a broker and found a buyer on their own and needs help getting to closing. We handle all the paperwork required, including the contract, disclosures, contract deposit accounting and arrange for inspections for $975 (advance fee once buyers funding is approved).
What we do….

1. Prepare the sales contract.
2. Assist in the preparation of required disclosures.
3. Offer and arrange for Home Warranty application.
4. Complete the “net to seller” worksheet.
5. Complete the “buyers closing costs” worksheet.
6. Coordinate pre-closing inspections.
7. Act as a trust agent to hold the contract deposit.
8. Coordinate the closing process.
9. Review and explain the closing statement with buyer and seller.
10. Answer real estate related questions.


What We Ask You To Do:

1. Ensure that you have a “ready, willing and able” buyer.
2. Provide us with a copy of the deed to the property (if outside of Hardin County KY.)
3. Cooperate with us in completing all required paperwork.
4. Cooperate with inspectors/appraisers/lenders/brokers involved in the transaction.
5. Complete all “agreed to” repairs before closing.
6. Conduct “final walk-thru” with the buyer before closing.
7. Attend closing.
8. Provide us with a copy of all closing documents.
