Question:
What is the main difference between FlatFeeDirect.com real estate service and what most other brokers offer?

Answer:
We offer a menu of services rather than a “ one size fits all”. Most brokers charge a percentage of the sale price of your home as their fee no matter how much work they put into it. That fee is usually around 6% or more. Actually, we believe that a flat fee for real estate services is more reasonable since there is no more work required to sell a $200,000 than a $100,000 house.


Question:
I am "selling by owner" and I want to advertise my house on Realtor.com. How does you MLS option actually work compared to listing with a full service 6-7% broker?

Answer:
Look at our MLS option (Silver Plan) like you would if you purchased an ad in the local paper to advertise your house for sale. We are selling an ad space on Realtor.com and in the local MLS with the exception that your ad in the MLS is more comprehensive in that you are offering commission to a licensed buyers agent. In spite of this, you retain the right to sell by owner and pay no buyers agent commission if you attract your own buyer without the involvement of a real estate agent. You have no agent representation using this plan and you have full control and responsibility for the marketing of your property.


Question:
Must I offer a buyer’s agent commission when purchasing MLS (silver Plan) from you?

Answer:
Yes, the purpose of the MLS is to share information and offer compensation to participating brokers. No listing can or will be submitted to the MLS that does not contain an offer of a reasonable commission to a buyers agent. The typical commission offered is 3% of the sale price although you may offer something different. Too low of a commission might work to your disadvantage, however, and we reserve the right to reject listing that we don't consider reasonable.


Question:
If I chose The Silver Plan (MLS only) because I am selling by owner, will my listing in the MLS look any different that those customers paying higher commissions?

Answer:
No, all listings look the same in the MLS and on REALTOR.com except that your contact information may be included if allowed by the MLS and when the enhanced Realtor.com is purchased.

Are FlatFeeDirect.com licensed agents?

Yes, We are licensed in Florida and Kentucky.


Question:
I want to save money when selling my house but I am not too interested in handling the whole process myself…do you have a solution for this?

Answer:
Yes, we just happen to have our Diamond and Gold plans. These are our modified and full service option and cost a flat fee of $2495 for our Diamond Plan and $2495 plus 3% to a buyers agent for Gold Plan. If we handle the sale without a buyers agent then the commission total is $2495. If the successful buyer for your house is brought in by a buyers agent then you will pay them a commission of 3% ( or the amount that your originally agreed to when you submitted the listing to the MLS).


Question:
I have sold my house “by owner” and need help with the paperwork to get to the closing table. Can you help me with this?

Answer:
Yes, we have a paperwork/ transaction processing plan that includes all the steps necessary to get you to the closing table. this is our Platinum Plan and the cost is $975 (payable by buyer, seller or split between both)

Answer:
